Meet the leadership team for PPR Estates

Jonathan Caplan,

Jonathan Caplan,

Director

Jon oversees all aspects of PPR's business. Primarily, Jon leads the property acquisition team with direct involvement in all commercial, acquisition and disposal contract negotiations. He also leads the firms property design activities.

Having worked full time in property since 2002, he has extensive experience in all aspects of UK commercial and residential real estate. Jon has successfully negotiated several hundred UK property transactions and has direct relations across a wide range of both institutional, private and FTSE grade advisors, funds, developers and commercial tenants to draw upon to the firm's benefit.

Early career was selling high value IBM hardware into small to medium size enterprises giving Jon a broad background in business and entrepreneurship. 

Nick Hopkinson,

Director

Nick leads PPR’s private equity fundraising and banking relationships. He also overseas the commercial & operational delivery of our developments and asset management programme with a particular responsibility for risk mitigation. Nick works closely with Jon, strategically planning PPR’s growth.

He has a strong track record in property development and investment across all areas of the UK Real Estate market. He has been a UK residential landlord since 1991 and has worked full time in property since 2004 with Jon.

Nick's commercial career started at Pepsi in 1987, progressing via various commercial, project and business development roles at both blue chip and start-up firms.

Director

Adam’s focus is currently on acquiring Lot sizes with purchase values of between £1.0m and £50.0m for PPR to asset manage across London. Adam works daily with sellers, banks, specialist agents and financial advisors to acquire both property portfolios and individual assets to meet our growth objectives. Over his career, Adam has developed a reputation for discreet, reliable delivery of deals. Adam began his property career as a sales negotiator with Foxtons in 2004 before moving on to a similar role at independent estate agency, In London Properties. He then worked in acquisitions for Rock Investment Holdings.

Nigel Little,

Senior Adviser to PPR Estates

Nigel provides strategic advice, coupled with institutional and high net worth fund raising expertise to the Directors of PPR from his wealth of City experience. He is also an Investor Partner to PPR through Feon Investments, his family trust.

Nigel has a keen interest in property, commodities and financials. He is a Fellow of the Securities Institute and member of the Worshipful Company of International Bankers. He has 35 years investment banking experience having worked as a Member of the advisory board of Kleinwort Benson Bank and in senior roles at Morgan Stanley International, Nomura, HSBC James Capel, NationsBank Panmure and Cannacord Capital Corporation (where he was European President and Vice-Chairman of the global business). In these capacities Nigel advised many of the largest institutional funds in the UK, Europe and Middle East, raising multiple billions in the process.

Portfolio Acquisitions Director

Rob's main focus is to source larger lot size transactions and Portfolios with added value potential. Having held senior investment agency positions at CBRE and King Sturge (now JLL), Rob has also transacted c. £1bn as a principal. As a result his access to Agents, Fund Managers, Real Estate Private Equity providers and Banks is formidable.

James Valentine,

Acquisitions Manager

James joined PPR in early 2013 to expand our site acquisition network. He is primarily focused on acquiring mixed-use/ development sites across London with a buying remit of between £1m to £25m per “lot size”. Prior to joining us, James worked for a blue chip company; developing his skills and experience by asset managing mixed use development sites. James has a Masters Degree from Reading University and qualified as a Chartered Surveyor in 2010.

Senior Project Manager

Ben joined PPR Estates in 2013 to oversee and continuously improve our project management. His main responsibility is balancing a mix of timely delivery, quality and value to all our projects. The experience he brings will further enhance our internal systems as we grow. 

Joining from Brookfield Multiplex, he has a wealth of "blue chip" property industry expertise. At Brookfield he managed the design teams of various high-profile, hotel, office and residential projects in London and Toronto. Ben's 10 year property career started within architecture which gives him a uniquely creative perspective on the design and delivery aspects of the firm's work.

John Baker,

Director of Construction

John leads the firm's construction, development procurement and development implementation strategies. This includes inputting into pre-acquisition feasibility studies, assembling project construction teams, procurement negotiating and value engineering to ensure agreed budgets, quality, safety standards and timetables are achieved for every development.

John joined PPR in early 2015, bringing over 35 years practical experience in the Development and Construction industry. Over his extensive career, John initially qualified as an Electrical Engineer and has worked as a developer and a contractor on both small and large scale residential, leisure, commercial and hotel developments. Also, John has practical experience of working with large Middle Eastern Banks and Sovereign Wealth funds on a Joint Venture basis on £100m+ construction developments.

Zoe Montanaro,

Acquisitions Analyst

Zoe is responsible for acquisition research, feasibility and analysis as part of the Acquisitions team. She is also the planning coordinator for current projects. Zoe joined PPR after graduating from Durham University in 2013.
